February 2026
The project involved a strip-out of the existing plant room, including the removal of all redundant boilers, gas fired hot water cylinder, pumps, sections of pipework, and associated services.

Four (4no) Ideal Evomax 100kW condensing boilers were installed and connected to a common low-loss header, ensuring efficient load sharing and balanced flow rates across the boiler array. A plate heat exchanger was also fitted to provide hydraulic separation between the primary boiler circuit and the secondary heating system, improving reliability, efficiency, and system longevity.

A magnetic filter was also installed on the return pipework upstream of the boilers to capture magnetite and system debris, protecting the boiler plant and enhancing long-term performance.

System pressure is maintained by Mikrofill pressurisation units on both the primary and secondary circuits, ensuring stable operating conditions and protection against over- or under-pressurisation.

All pipework in the plant room was replaced with new copper pipework using M-Press fittings, providing a durable and low-maintenance installation with a clean and professional finish.

All circulation pumps were replaced with high-efficiency Grundfos pumps, offering improved energy performance and reliable operation.
The boiler and water heater flue system is configured on a common header that utilised the existing flue hole due to asbestos issues.

New gas pipework has been installed throughout the plant room and includes a gas solenoid valve in accordance with current gas safety regulations. This solenoid valve is interlocked with the controls for safe isolation in the event of fault or emergency.

Alterations to the existing Building Management System (BMS) panel has been installed as part of the works. The BMS provides full control and monitoring of the heating system, including the boilers, primary and secondary pumps, and gas solenoid valve. The system enables efficient scheduling, temperature control, and safety interlocks, ensuring optimal performance and energy management of the plant room.
